The repair of this corner of the membrane is important but it is brought to this point by the flooding of the planter with roof runoff from the eaves trough downpipe. The planters are not designed to be catch basins for rainwater. Even a rain barrel used to catch rainwater to water gardens will overflow eventually.
ReplyDeleteThis downpipe was sealed to prevent this from happening when the new eaves troughs were installed. The downpipe that ends on the 3rd floor goes into the sewer drains [picture]mand runs off that way.
